The Holland Creek Development is a multi-phase residential subdivision located in the Town of Ladysmith on Vancouver Island. The first 6 phases of the development created 84 single-family lots and 8 lots zoned for multi-family development. The ultimate build-out of the project will include 610 units spread between single-family lots and multi-family building sites. Newcastle Engineering has been involved in the project team from the conceptual design of the project through rezoning and the detailed design and construction of the individual phases.
The property is bisected by several creeks and streams, which made planning and design a challenge. Newcastle Engineering worked as part of a team of consultants to ensure that the development of the lots within the subdivision can occur while maintaining the environmental integrity of the streams on the site. This has led to the use of creative stormwater features to both mitigate the runoff volume for the developed areas while also improving the water quality of the runoff before it enters the streams. Additionally, the steep nature of the site required creative road design and lot grading to provide buildable lots while maximizing the view out over the Ladysmith harbour.
